April is Fair Housing Month, a time to recognize the importance of equitable access to housing and the protections provided by the Fair Housing Act of 1968. This landmark legislation prohibits discrimination in housing based on race, color, national origin, religion, sex, familial status, and disability. It ensures that everyone has the right to fair and equal housing opportunities—whether renting, buying, or securing financing.

  1. BorrowSmart – More Home, Less Money Out of Pocket
    Our BorrowSmart program is designed to help qualified buyers purchase a home with less money out of pocket. This program provides financial assistance that can be used for down payments and closing costs, making homeownership more accessible for low-to-moderate-income borrowers.
  2. Uplift2 – Affordable Solutions for FHA and VA Borrowers
    The Uplift program offers low rates and fees for qualified FHA and VA loan customers, providing significant savings and making homeownership attainable for those who have served our country or need a more accessible path to home financing.
  1. Home Advantage Zero-Down FHA Loan3 – A Helping Hand for First-Time Buyers
    The Home Advantage Zero-Down FHA Loan combines a 3.5% down payment first mortgage option with a down payment assistance second mortgage of up to 5%. This assistance can be used toward the down payment and/or closing costs, providing a zero-down payment solution for qualified buyers.

Low down payment options may not be the best option for all borrowers. Following counseling through a HUD approved agency, eligible borrowers will receive either a $600 credit at closing based on qualifying income.

FHA loans have the benefit of a low down payment but there are other loan products with the same option. Ask your mortgage consultant to help you compare the overall costs of all products, including the monthly and long-term costs and conditions of the required mortgage insurance. In many instances, FHA may be a more expensive financing option and should only be considered after thoroughly evaluating all other product options that meet your credit qualifying and financial needs. Available in Alabama, Arizona, California, Colorado, Connecticut, Delaware, District of Columbia, Florida, Georgia, Illinois, Indiana, Kansas, Kentucky, Maryland, Michigan, Minnesota, Missouri, New Jersey, North Carolina, Ohio, Oregon, Pennsylvania, Texas, Virginia, Wisconsin and West Virginia. Standard & customary closing costs still apply. Forgiven after 5 years if there is no 90 day or greater delinquency on the first 60 payments of the FHA first lien and property remains a primary residence. If the borrower moves out, sells, or refinances the mortgage prior to the anniversary of the 5th year, the borrower owes the entire original principal balance of the second lien. Repayable second mortgage lien is amortized over 30 years and repayable with a 70-year balloon payment. Not all borrowers will qualify.
